AFC Home Warranty: An Overview

AFC Home Warranty is a home warranty company with 15 years of experience in the business. Based in Marietta, Georgia, it offers a variety of plans to help homeowners protect their appliances and systems from basic repairs and replacements due to wear and tear. The plan is available in most states (aside from Hawaii, California and Washington). AFC allows customers to choose their own technicians, which can be a major plus.

This home warranty provider offers four different plans with a long list of add-ons, so you have a wide range of options to ensure your home is covered with a plan best suited for you. Plans start at around $41, which is a bit higher than average, and the cancellation and service fees can also be on the higher side. It’s also important to know that this company doesn’t cover any known or unknown preexisting conditions. AFC Home Warranty also has a coverage cap of $3,000 per covered item.

AFC Home Warranty Availability

AFC Home Warranty is available in 47 states, with Hawaii, California and Washington being the only states it does not serve.

AFC Home Warranty Reviews and Experience

Most home warranty companies have mixed reviews from customers, and AFC Home Warranty is no exception. The company scored fairly low on our consumer sentiment index with a 2.2 rating. It ranked No. 7 out of 10 for attributes like Coverage and Exclusions, Service and Response Times and Reputation and Customer Reviews, making it slightly below average in those areas.

Reviews are a bit better but still fairly mixed on sites like the Better Business Bureau, where it currently has a B rating and 3.35 stars. It has a 2.5 rating on Consumer Affairs. We recommend looking into local reviews to get a more complete picture and asking the company about any specific concerns.

The Fine Print

It’s important to review your contract carefully should you decide to go with AFC Home Warranty. You can also review a sample contract before making your decision. To help start your research, we reviewed the sample contract on AFC Home Warranty’s site and pulled out the following details.

Coverage Limits

Each covered item in your contract will have limitations both in terms of the maximum amount a repair can cost and the type of repair and situations that are covered by your warranty. For instance, the sample contract notes that AFC will cover $5,000 worth of covered repairs for internal electric work per membership period and things like low-voltage wiring, DC wiring, circuit overload, inadequate wiring, aluminum wiring, faceplates, fixtures, switches, wire tracing, power outages, troubleshooting, modifications and code violations will not be covered.

Cancellations

The sample contract outlines the company’s cancellation policy, stating that customers must send a signed letter to the company to request a cancellation. There are other state-specific restrictions or rules around cancellation, so we recommend reading through them carefully.

Reasons to Choose AFC Home Warranty

AFC Home Warranty offers four plans, more than any other company on our best home warranty companies list. We always appreciate when companies allow their customers to choose their own technicians, which gives AFC Home Warranty a big advantage in our book. We also like that customers can opt for a month-to-month contract.

Reasons Not to Choose AFC Home Warranty

AFC Home Warranty doesn’t offer coverage in every state, so if you live in California, Washington or Hawaii, you’re out of luck. Its plans can be on the higher side, as can its $75 cancellation fee. AFC Home Warranty doesn’t cover any preexisting conditions.
